Five step Process to achieve your dream home



Welcome to New Home

Years, months, weeks, days, perhaps even minutes ago, you began dreaming about a new home. Whether that dreams was propelled by circumstance, good fortune, a growing family, or any of the above, it has delivered you here, to The Prime Group. We are delighted that you have walked through wonderful Building Experience. Your home purchase represents one of the largest investments you will ever make. It is understood that you will want full confidence in your builder's future.


Process of Buying a HOME

The process of buying a home is stressful, at times. Both the financial and emotional investment of home ownership is considerable.  Here are the steps from the initial research stage to closing.

Select a Home
You'll know it's right when you see it & once you've found it, you'll want to make sure the surrounding community is as your future dream locality as the home. Check into the quality of the local school profile (student-teacher ratio etc.), medical facilities, the access to airports, cultural events, Recreation facilities (parks & playground, open land),  places of worship, and any other services important to your quality of life.

Secure Loan
It is time to work out the financial details.

          How much will you put down and how much will you borrow

          At what interest rate

           Fixed or variable rate

          how many years will you take to pay it back

          Will the principle and interest rate remain fixed for the duration of the mortgage or will the rate vary depending on the financial index (Prime Rate)

As you negotiate these numbers with your Mortgage Representative, remember you'll also need enough cash for the down payment and closing costs.

Homeowners Insurance
Unless you pay cash for your home, one of the requirements that will be made by your Financier or Mortgage Company  is proof of a valid homeowners insurance policy, secured before closing. This policy will protect your investment as well as the lenders.

Process of Building a Home

Select a lot
Within a subdivision community, you'll be able to choose the location of your lot. You will want to be sure to get information on the entire community, as well as the proximity of the available lots to these amenities. Typically, lots located close to such attractions as golf courses, clubhouses or lakes maintain a higher re-sale value.


Select a House Plan

Do you want to move into a new home this month? Or are you looking to build a home based on your specific needs? For the former, you will want to look for a "spec" or "inventory" home. These residences offer you all the benefits of living in a new home, but the initial design and building processes have already been determined for you.


Finalize sales contract
The sales contract will specify, to varying degrees, the dimensions and features of the proposed home, site plan, materials to be used, and delivery date.


Break ground
Home construction can take four to six months, the better part of a year, or sometimes even longer depend upon size and nature of home. The time of construction, however, is dependent on the complexity of the home, the availability of construction trades and materials, and the weather.


Process of Construction Checklist

Our Realtor and/or Builder will give you a list of our vendors and we’ll work with you to contact them to set up appointment dates that will be listed on the “Vendor Schedule Form”.   These are dates will allow us time for the products to arrive and for us to schedule the installation prior to your closing date.  You will also pick out your exterior siding, roofing, front entrance door pattern and trim, interior finish include plaster, flooring, kitchen cabinets style, countertop, paint color, appliances, electrical fixtures, plumbing fixtures and pattern selections. Because the majority of these vendor’s products must be ordered and may take 4-6 weeks before they are delivered to your home, it's important that the appointments with these suppliers take place early enough for you to choose your selections and place the order. 

Final Selections Walk Thru

Once the framing is complete, Our Realtor or Builder will walk through and finalize plumbing fixtures, finalize roofing pattern & color, finalize siding pattern and color.  you will be notified to meet with our electrician at your new home for the electrical walk through and finalize the location of outlets, lighting placement, phone jacks, Internet jacks, and surround sound (if opted for).  Immediately following your meeting with the electrician, it will then be time to place your lighting order.   You will be given a “Lighting Worksheet” to write down all your light fixture locations and fixture types.  This will make it easier for you when you pick out your fixtures at the lighting store on the date listed on your “Vendor Schedule Form”.

Pre-closing Orientation Walk-through Meeting

Within days of your closing, our Builder will host a New Home Orientation Walk-through Meeting.  Your Home Orientation is an introduction to your new home and its many features.  This meeting goes beyond the traditional walk through to include a detailed demonstration of your new home and information regarding its maintenance.  We encourage you to ask questions about how your new home operates. 

Finalize Punch List Items

Although we strive for zero Punch List items, we do understand that once you’ve moved into your new home there may be some “Punch List” items not covered under our limited warranty and we will need to return to your home to finalize.  A Punch List is a checklist of every item that is incomplete, not done at all, or requires fixing or replacement.  Within the first 30 days we will ask you to fill out the Punch List form you were given in your closing package and submit it to us via fax, email or standard mail and we will schedule an appointment with you to take care of them immediately.  Please be sure to include ALL your items on the list, as we do not accept multiple punch lists.  We will then ask you to sign-off that your punch list items have been completed to your satisfaction and the project is entirely complete.  This will not include limited warranty items of course.
